First-Time Home Buyer
A dedicated walkthrough scheduled within 30 days of closing to review the home's key systems in person and answer any questions that come up while settling in.

The same comprehensive coverage as the Standard Home Inspection, conducted prior to listing. This gives sellers and their agents a clear and documented picture of the property's condition in advance, and gives buyers transparency and confidence to make a well informed offer.

Conducted as a full home inspection, with two years of direct Tarion conciliation file experience behind it, means findings are reported with the standard they're measured against.

Every warrantable item is photographed, described, and matched to Tarion's Construction Performance Guidelines, in a comprehensive report using the same language Tarion uses. The homeowner leaves with everything needed to file the findings directly through their own Tarion HomeHub account.

Buyers and agents are welcome on-site to walk through it in person.

A separate, itemized record of finish and cosmetic details, as they carry their own reporting window under Tarion Warrnty.

Twenty years inside new home construction and Tarion conciliation file experience carries through all three visits. The Initial, Mid-Year, and Year-End, shaping what gets flagged and assessed at each stage of the first year, every visit carried out to the same standard as a stand-alone inspection.

  • Initial Inspection — completed within 41 days of closing, Tarion's deadline for the Initial warranty form, with any outstanding items from the pre-delivery inspection (PDI) re-checked alongside anything new
  • Mid-Year Inspection — a full return inspection at the six-month mark, confirming previously reported items were corrected and identifying anything that has emerged since the initial inspection
  • Year-End Inspection — a full return inspection ahead of the one-year deadline

Every finding across all three visits is documented, photographed, and described to Tarion's Construction Performance Guidelines. The homeowner is provided with everything needed to file directly through their own Tarion HomeHub account.

Stonecliffe Inspections is proud to support the women and men of the Canadian Armed Forces (CAF). Military Members receive a 15% discount on the inspection of their choice, along with priortiy same-day or next-day scheduling during posting season (April–June).

For members posted somewhere they can't attend in person, a live video walkthrough is available, or the inspection can be completed independently with a detailed report and video footage of the home delivered directly.
